Your UDS Share
Undivided Share (UDS) is your proportional ownership right in all common areas of an apartment building, calculated as the ratio of your apartment's carpet area to the total carpet area of all units in the building. If your apartment has 1500 sq ft carpet area and total building carpet is 60,000 sq ft, your UDS is 2.5%. UDS determines your stake in shared facilities like lobbies, corridors, elevators, gardens, gym, parking areas, and other amenities. Your maintenance charges are directly proportional to your UDS—larger UDS means higher monthly costs. UDS also determines your voting power in society meetings and decisions. Once registered, UDS is fixed and cannot be changed unless there's a disputed ownership case or building reconstruction. Understanding UDS is crucial because it affects your ongoing property expenses and rights in the building.
